Wakenyatbay is a free community guide. We link to public rental ads and check the basic facts, but we are not a landlord, property manager or real estate agent. We charge no fees and take no payment from landlords. We don't negotiate rent, screen tenants, arrange viewings, or handle rent or deposits, and we don't guarantee any listing. Deal with the landlord directly through the ad, and never send an e-transfer or deposit before you've seen the unit in person.
Nyumba
Thunder Bay rentals and rooms: a guide for Kenyan newcomers Public listings, re-checked every week.
Every listing here is open to anyone. We put this guide together for our community, but none of these homes is reserved for any group.
Nyumba is a free community guide. Each line below is a bare fact we checked on Oct 29, 2026, with a link to the ad it came from. We do not copy photos or ad text, and we never print a street number for a private home or room.
7-day expiry. We re-check every listing each Monday. Verified Oct 29, 2026. A listing stays up for 7 days and is hidden after Nov 5, 2026. The date is checked again in your browser, so a row drops off even between site updates. 7 of 7 listings are inside that window today (2026-10-30).

Have a room or 1-bedroom to rent?
Owners in Thunder Bay can list a spare room or 1-bedroom here for free. There are none up yet.
Renting from an owner listing? Each one is marked "Owner-submitted, checked by phone" with the date. We don't inspect places or vouch for owners. Never send money before you've seen the place in person, and report anything that seems wrong.
- Fill in the short form and say you agree to us publishing it. Nothing goes up without that.
- We show the neighbourhood and how far it is from a bus stop, never your street or house number.
- Renters contact you directly, using the phone or email you choose to give. We don't pass messages along.
- Your listing comes down after 30 days, or sooner when you tell us it's rented.
- The place must be open to anyone. We can't publish wording about who you'd prefer as a tenant.
- Renters must be able to see the place in person before paying anything. We call every owner before a listing goes up, and ask for the address privately to check the place is real. We never publish it.

Questions newcomers ask
How much does a 1-bedroom cost in Thunder Bay?
On Oct 29, 2026, the ads on this page asked $950 to $2,000 a month for a 1-bedroom and $895 a month for a room. These are the ads we checked, not a city average. Check each ad for what's included: heat and hydro can add a lot in winter.
What deposit can a landlord ask for in Ontario?
For a unit covered by the Residential Tenancies Act, a landlord may ask for a rent deposit of up to one month's rent (one week's if you pay weekly), used as your last month's rent, and a refundable key deposit up to the key's replacement cost. No damage deposit (RTA ss. 105–106; O. Reg. 516/06, s. 17).
Does the Residential Tenancies Act cover a room in the owner's home?
No, if you share a kitchen or bathroom with the owner, or with the owner's spouse, child or parent (or the spouse's child or parent), and that person lives in the building (Residential Tenancies Act, s. 5). The Landlord and Tenant Board can't help with a dispute in that case, so agree the terms in writing before you move in.
Where should I look for a rental in Thunder Bay?
Start with the Nyumba board on this page. If nothing there fits, email info@wakenyatbay.ca. You can also check Rentals.ca, Lakehead University's off-campus housing board, and the local property managers listed below. Contact the landlord through the ad itself.
How do I spot a rental scam?
Walk away if someone wants an e-transfer or deposit before you've seen the place, says they are abroad and can't show it, asks for your passport or immigration papers up front, or asks far less rent than similar places. Report it to the site the ad is on.
Does Wakenyatbay rent out these places?
No. We link to public ads and check the basic facts. We charge nothing, take no money from landlords, and don't arrange viewings or handle rent or deposits.
Ontario tenant rights, how to open Synergy North and Enbridge, and what winter heating costs are explained in the newcomer guide, Renting in Thunder Bay. That guide is general information, not legal advice.
